Dear [Client]:
This confirms our discussions, wherein I proposed to appraise the above referenced real estate at a professional fee of $______, payable [payment terms], which is expected [state date(s) or events(s), such as retainer and balance in full upon delivery of the completed report].
It is my understanding that the appraisal is for your use and that there are not other intended users, and you need the appraisal to assist your in collateral valuation
As we discussed, this appraisal service will be performed in compliance with all applicable portions of the Uniform Standards of Professional Appraisal Practice (USPAP) and [specify and other Supplemental Standards, or refer to them as an attachment, etc.].
Attached is a copy of a definition that I intend to use in the appraisal, and an example of the typical assumptions and limiting conditions that apply to appraisals of a single-family residence. Those are revised as property or assignment situations require. If necessary, I will advise you of conditions or situations that result in a need for additional assumptions or conditions.
The following is needed before or at least by the time I schedule the inspection of [property]:
1. If available, a reasonably recent Preliminary Title Report. If one is not available, the appraiser will assume fee title without easement or encumbrances. The ownership interest to be appraised is fee simple.
2. Copies of any lease/rent or summaries of verbal lease/rent affecting the property. In this regard, please advise the tenant(s) that I will be inspecting the property and if necessary, advise me of any prior notice requirements.
3. Property ownership and improvement history: Please complete an Appraisal Order Form (AOF) with contact names, phone numbers, and describing, as best you can, about such things as recent improvements. I can provide an AOF if needed.
4. A signed copy of this “Engagement Letter”, which I will make copies of for use to [state party], as needed.
